When inspecting a prospective property or room to rent, you only get one viewing for approximately 15 minutes. There’s a lot to consider while you’re viewing the property. Below are some tips to think about during the viewing and afterwards.
- Turn up on time and be polite and respectful to the agent or owner showing the property. First impressions go a long way in a competitive rental market.
- Film each room, so that later on you can check the size and layout and make sure your furniture will fit.
- Check for mould issues and general disrepair. Does the property look well maintained? If the property appears run down, it may be an indication the landlord is unwilling to carry out necessary repairs.
- Check for security. Are there bars on the windows and adequate locks on all doors and windows? If you’re inspecting an apartment, are the communal areas well lit? Make sure you go for a walk around the outside areas.
- Check your mobile reception during the inspection. Some areas of Sydney can have bad reception for different providers.
- If you drive, check for parking. Is there off-street parking or will you need a parking permit to park on the street?
- If you use public transport to get to campus, what are your nearby options? Calculate the length of time it will take you to travel at the times you need to.
- If you have children, you will want to consider nearby schools and childcare facilities.
- Think about where the nearest shops are, including doctors. Does the neighbourhood have affordable options for groceries?
- If you have any concerns or questions during the inspection, make sure to speak to the agent or owner who is showing the property. The answers they give will help you decide if it’s a suitable place for you to live.
